My Fundrise Investment After 4 Years

  • Update (2022-2-22): Fundrise iPO offering scheduled for February 23, 2022. 

I made my first investment in Fundrise back in April of 2018. It’s been almost 4 years on the platform and looks like a good time for another update on how the portfolio is doing.

Let’s get right into it shall we?

 

The Investment Plan

No changes have been made to my investment plan and remains at “Balanced Investing Plus”.

 

Portfolio Weighting and Current Value

A few of the holdings have been consolidated into the Interval Fund. iPO holdings do not reflect the new share price pricing and displays the cost basis.

 

Portfolio Performance

Average returns for Fundrise clients for 2021 came in at 22.9%. The difference between my returns and the averages are to do with when and how much I invested into each opportunity Fundrise presented at any given moment.

The only additional investment I made into Fundrise in 2021 was $1000 in February.

Fundrise has been a steady performer and helps to lower volatility to my overall investment portfolios. My current goal is to reach a $50k portfolio but likely will raise my allocation higher once that goal has been achieved.

 

Dividend Income

Total dividends paid out for 2021 came out to be $552.23. That is -10.8% lower than the previous year. The dividend payout is less consistent due to the exits in some income generating properties. Fluctuation in dividend income will be common. If you want more consistency in dividend payouts, I recommend the “Supplemental Income” plan.

 

Portfolio Snapshot

I’m very happy with how this portfolio is doing. It has been a great way to diversify my investments and provides a volatility damper to my overall investments.

I also love the hands-off approach to investing in RE while also having the opportunity to capture some of the appreciation in the assets. In fact, I love it so much that I am exploring the idea of moving all RE assets into Fundrise. More to come when I make a decision to move forward.

 

Fundrise iPO

I first got my piece of the iPO shares back on November 5, 2018 when they were $6.90 per share. Today the share prices are estimated to be $13.08 p/s. That is an increase of 90%! Shares have come a long way in a very short period of time.

 

Performance Indicators

The company seems to be firing on all cylinders and 2021 was a massive year for Fundrise.

AUM is climbing at a healthy clip.

Share prices have been climbing consistently. Earning reports are not provided so take the pricing with a grain of salt.

Total return: 68.4%

 

Fundrise iPO Offering Announcement

Company has recently announced another opportunity to acquire shares during its iPO offering at $13.08 per share later this month.

If you wish to participate in the offering, you must be an investor in Fundrise’s RE portfolio. Your investment amount will determine how much shares you are allowed to purchase. Further details can be found here.

 

In Conclusion

I like the platform and prefer it over REIT’s. I think crowdfunding RE investing will be around for the foreseeable future and feel comfortable with the investment.

For those of you who do not like owning rental properties should consider Fundrise as an alternative way to get your exposure. There are clear drawbacks in terms of tax benefits but for me the passive nature of the investment plus the more liquid nature of the investment tips this investment in favor of physical rentals.

My FIRE plans do play a role in my preference. I want the flexibility of moving to other countries for a few years and want that extra peace of mind. It is easier to liquidate Fundrise assets than a physical rental.

Overall, the platform has been making great improvements over the years and I look forward to its IPO someday.
